Wellen Park is a master-planned community in Venice, Florida, built out of two dozen distinct neighborhoods that each have their own price range, amenities, and personality. Some are brand new with builder models still open, some are established with mature landscaping and full social calendars, and the right fit depends far more on how you plan to live here than on any single floor plan.

Why buyers look here

Downtown Wellen gives the community a real center with dining, a lake, more than 40 miles of connected trails and paths, a Sunday farmers market, and CoolToday Park, the Atlanta Braves spring training home, just up the road. Gulf beaches and historic downtown Venice are both a short drive away. On the housing side you get an unusual range for one community, from terrace condominiums and paired villas to golf course single family homes and custom estates, delivered by builders including Neal Communities, Mattamy, Lennar, and DiVosta. That variety is the strength of Wellen Park and also the reason buyers get overwhelmed.

How I help

Wellen Park is my home base. I live just outside it and I show homes here every week. Because I'm regularly in Wellen Park and stay in contact with local builder teams, I sometimes hear about new releases, price changes and incentives early. I also help clients compare those opportunities with current resale inventory so they can make the best decision for their situation. I represent buyers and sellers in both new construction and existing homes, so I can tell you honestly when a resale two streets over is the better buy than the model you just toured. If you are coming from out of state, I handle the legwork on the ground so your trip down is spent deciding, not searching.

Where to start

Pick your short list on three things before you look at floor plans: the neighborhood and its amenity style, the yearly cost of ownership beyond the mortgage, and whether the home needs to be easy to leave for months at a time. Browse the current listings below, then call or text me and we will narrow twenty four neighborhoods down to the two or three that actually fit.
