A neighborhood in Wellen Park
IslandWalk is one of the original neighborhoods inside Wellen Park, built by DiVosta in Venice, Florida and now more than 2,000 homes strong. It is the established option here: the landscaping is grown in, the amenity centers have been open for years, and the clubs and social calendar are already running.
Neighborhood overview
Two amenity centers anchor the neighborhood, with resort and lap pools, a fitness center, tennis, pickleball, bocce, event lawns, and a full time activities staff. Homes are villas, paired villas, and single family plans behind a gated entry, connected by the bridges and walking paths the neighborhood is named for. Because it was one of the first neighborhoods to break ground, the street trees and mature lots look nothing like a new build village.
Buying in IslandWalk
This is a resale neighborhood, and for a lot of buyers it is the best value play in Wellen Park, because you can often get a finished home with a pool and landscaping for less than a comparable new build two streets over. The trade is that homes are older and condition varies a great deal from one to the next. I walk through what has been updated, what is original, and what the roof, HVAC, and insurance picture looks like before you get attached to a floor plan.
Good fit if
