Grand Palm is Neal Communities' flagship neighborhood in Wellen Park, a gated community of roughly 1,000 acres in Venice, Florida with about a third of the land kept as preserve and open space. It is the nature lover's choice inside Wellen Park, and it is one of the few neighborhoods here with both a deep resale inventory and new homes still being built.
Neighborhood overview
The amenity list is genuinely long: a 39 acre adventure lake, the eight acre Lookout Point Island for kayaking and fishing, miles of walking and biking trails under old oak canopies, a resort pool with a water slide and splash pad, a second and third pool, a fitness center, tennis, pickleball and bocce courts, and two dog parks. Homes run from maintenance included villas up to larger single family homes, so you will find retirees, seasonal owners, and families with kids in school on the same street.
Buying in Grand Palm
Because Grand Palm has been building since 2013, you are almost always choosing between a resale with mature landscaping and a finished yard, and a new build with a warranty and current finishes. What to ask before you write an offer
Which villa or single family section the home sits in and what the maintenance covers, how far the home is from the amenity centers you will actually use, whether the lot backs to preserve or to another home, and what the total annual carrying cost looks like with taxes, insurance, and assessments included.
