You can buy a second or seasonal home in Wellen Park without living in Florida, and much of the process can be done from a distance. I'm Brian Wacnik, and Wellen Park is my home base. Compare communities on those three things before you compare floor plans.

Can I buy a home in Wellen Park without living in Florida?

Yes. Florida does not require you to be a resident to buy property. Showings can be done by video, and much of the paperwork can be handled remotely, though the details depend on your lender and the title company. I'd still rather you spend a weekend here first. A community feels different in person than it does in photos, and it's better to find that out before you close than after.

What does a second home cost beyond the mortgage?

Plan for HOA dues, the West Villages Improvement District (WVID) assessment, property taxes, homeowners insurance including wind coverage, flood coverage depending on the home's zone, utilities for a home that's empty part of the year, and someone to check on the house. A second home does not qualify for the Florida homestead exemption, so the tax bill is not the same as a primary residence would be. Ask me for the actual annual figures for the specific home you're looking at, not a community average.

What is the WVID assessment, and how is it different from HOA dues?

HOA dues go to your community's private association for its amenities and rules, and the association bills you directly. The WVID is the special district that finances Wellen Park's public infrastructure, such as roads, water and utilities, and stormwater. Its assessment shows up on your Sarasota County property tax bill once a year. It varies by neighborhood, is not based on the value of your home, and you can't opt out of it, because it's tied to the property. It does not cover police or fire service. A home's monthly payment can look fine until you add both, so add them early.

What do I actually get for the WVID assessment?

Your assessment is your share of the district's infrastructure and the cost to operate and maintain it. That means roads, water and wastewater systems, stormwater, and the district's operations. Here is what I can verify about what surrounds it, and who pays for what. The Southwest Water Treatment Plant sits inside Wellen Park. The City of North Port opened it in partnership with the WVID and developers at a cost of about $40 million. It is the first plant in the United States to use a pressure exchanger in a brackish water reverse osmosis system, and it was built to produce 2 million gallons a day with room to grow to 5 million. It's a city plant, so ask which utility serves the specific home you're considering. On the lifestyle side, Wellen Park reports more than 30 miles of connected trails and paths linking neighborhoods, Downtown Wellen, and CoolToday Park, including a 3-mile loop around the 80-acre Grand Lake. The Fresh Harvest Farmers Market runs Sundays from 9 a.m. to 1 p.m. in Downtown Wellen. The two-acre Harvest Community Garden is for residents only and has 85 raised, irrigated garden plots and a fruit tree orchard. Now the part most listings skip. The district's own budget FAQ says maintenance of Grand Lake and Downtown Wellen is paid for in full by the developer under a 20-year maintenance agreement, not by homeowner assessments. The developer is also funding the US 41 improvements, with no cost to homeowners through the assessment for initial planning, design, permitting, and construction. So your assessment buys the infrastructure. The lake, the downtown, and much of the lifestyle come with the community, and it helps to know which is which.

How do Wellen Park Golf and Country Club and Brightmore compare for seasonal owners?

Wellen Park Golf and Country Club is a golf and country club community with condos, coach homes, and single-family homes, plus an 18-hole golf course. Brightmore is Wellen Park's first 55+ lifestyle community, so age eligibility rules apply. Which fits depends on whether you want golf, whether the age restriction fits your household, and how much home you want to look after from a distance. I recently helped a couple from near Indianapolis buy a second home in Wellen Park Golf and Country Club and a couple from Michigan buy their new seasonal property in Brightmore, so I know the questions out-of-state buyers bring.

What should I plan for during hurricane season?

Talk to your insurance agent before you buy, not after. Ask about the hurricane deductible, which is often a percentage of the home's insured value instead of a flat amount, and know the flood zone. Decide who will secure and check the home if a storm is coming while you're away.

Can I rent the home when I'm not here?

Check the community's rental rules and any minimum lease terms before you buy. Rules differ between communities, and I wouldn't assume a home can be rented until you've read them.
